Paying

The price you see is the price you pay. Cleaning and lodging tax are already in the total before you enter any details, and nothing is added at the last step.

We take the full amount when you book. Your card is authorised first and only charged once the dates are confirmed as yours, so a booking that fails to go through is never charged. Payments are handled by Stripe; we never see or store your card number.

Cancelling

Cancel 14 days or more before your check-in date and you get a full refund, back to the card you paid with, usually within five to ten working days.

Inside 14 days we cannot refund the stay, because at that point the nights are unlikely to sell again. The same applies to leaving early or not arriving. If something has gone genuinely wrong, tell us — we would rather hear about it than have you not ask.

To change dates rather than cancel, message us. We will move the booking if the new dates are free; if they cost more, you pay the difference.

House rules

Each home lists its own rules on its page, and they form part of these terms. Two apply everywhere:

• No pets. For the health and safety of all our guests, including those with severe allergies, these are pet-free properties. Bringing an unauthorised animal will end the reservation without a refund.
• No smoking indoors, and no parties or events. Keep noise down in the evenings; the neighbours are close.

Damage

We do not take a security deposit and we do not charge for ordinary wear. If something is broken or missing beyond that, we will tell you what it was and what it cost before charging anything.

Arriving and leaving

Check-in is from 4:00 PM and check-out is by 10:00 AM. You get a door code for your dates, sent before you travel, so there is nobody to meet and no key to collect. The exact address comes with it.
